The neighborhood boundaries include downtown Jefferson City to the west, Gibson Highway (Old 11-E) to the north, Jefferson/Hamblen County line to the east and the Chucky Pike to the south. Access is provided by major arteries including Highway 11-E and Highway 92.

The dominant land use in the overall neighborhood is residential and large acreage farms. Commercial uses to include office, industrial, education, service commercial, etc. tend to be located along the major arteries to the west from downtown Jefferson City stretching east to the Talbott Community.
Land uses in the immediate area include retailers such as Walmart, retail strip centers, convenience stores, offices and restaurants. Adjacent land uses consist of large acreage farms to the south and east off Chucky Pike and Murph Road, office use at Hwy 11-E and residential uses to the north.

The site offers adequate frontage and depth to be developed with separate highest and best uses. Given the growth of Jefferson City along this section of Highway 11-E, the front portion of the site offers sufficient depth and frontage to support a commercial use. The rear portion offers adequate size and contour to be developed with industrial or residential use similar to nearby properties.
